1. Inception

This is the initial phase where we meet with the client to understand their vision, goals, needs, budget, and schedule for the project. We also conduct research on the site, context, codes and regulations, and existing conditions of the building. We then prepare a design brief or program that outlines the scope and requirements of the project.

Receive, appraise and report on the client’s requirements with regard to:

  • The client’s brief
  • The site and rights and constraints
  • Budgetary constraints
  • The need for consultants
  • Project programme
  • Methods of contracting

2. Concept and viability

During this phase, we develop and present conceptual design ideas to the client, based on the design brief or program. We explore different options for space planning, layout, circulation, function, aesthetics, and style. Sketches are prepared, diagrams, mood boards, 3D models and other visual tools to communicate the design concepts. Based on our clients feedback we makes revisions as needed.

Prepare initial design and advise on:

  • The intended space provisions and planning relationships
  • In depth analysis of departmental affinities and requirements
  • Proposed materials and intended building services
  • The technical and functional characteristics of the design
  • Review the anticipated cost of the project
  • Review the project programme
  • Conceptual and planning timelines

3. Design Development

All these phases are exciting but at this point we refine and finalise the selected design concept, in collaboration with the client and other consultants such as engineers, contractors and suppliers. The materials, finishes, fixtures, fittings, furniture, and equipment are selected for the project. Detailed drawings are created, as specifications and schedules that describe the design intent and quality standards.

  • Confirm the scope and complexity
  • Review the design and consult with local and statutory authorities
  • Develop the design, construction system, materials and components
  • Incorporate and co-ordinate all services and the work of consultants
  • Review the design, costing and programme with the consultants

4. Documentation & Procurement

This is the phase where things get serious. Drawing on our years of practice and experience, we prepare and submit the construction documents for approval by the client, authorities having jurisdiction and other parties involved in the project. The construction documents include drawings, specifications, schedules, and contracts that provide instructions for construction and installation. We also assist the client with the procurement of materials, finishes, fixtures, fittings, furniture, and equipment by preparing bid packages, evaluating proposals, and negotiating contracts.

  • Prepare documentation sufficient for local authority submission:
  • Co-ordinate technical documentation with the consultants and complete primary co-ordination
  • Obtain offers for the execution of the works
  • Review the costing and programme with the consultants
  • Obtain the client’s authority and submit documents for approval

5. Construction

This is the phase where the actual construction and installation of the project takes place, under the supervision of the contractor and in accordance with the construction documents. With the project now in full swing we provide administration and coordination services during this phase, such as reviewing shop drawings, samples, and mock-ups; conducting site visits and inspections; issuing clarifications and instructions; resolving issues and conflicts; approving payments; and documenting changes.

  • Administer the building contract
  • Give possession of the site to the contractor
  • Issue construction documentation
  • Initiate and/or check sub-contract design and documentation as appropriate
  • Inspect the works for conformity to the contract documentation
  • Administer and perform the duties and obligations assigned to the principal agent in JBCC building contract, or fulfil the obligations provided for in other forms of contract
  • Issue the certificate of practical completion
  • Assist the client to obtain the occupation certificate.

6. Close Out

This is the final phase where the project is completed and handed over to the client. We conduct a final walk-through with the client and contractor to verify that everything is done according to the design intent and quality standards. At this point, we also prepare a punch list of any outstanding items or defects that need to be corrected or completed. We provide post-occupancy evaluation and support services to ensure that the project meets the client’s satisfaction.

  • Facilitate the project close-out including the preparation of the necessary documentation to effect completion, handover and operation of project.
  • After the contractor’s obligations with respect to the building contract are fulfilled, the architectural professional shall issue the certificates related to contract completion
  • Provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and sub-contractors
